Midtown’s Atlantic Station – Making History

Midtown’s Atlantic Station – Making History

Foodies, Fashionistas and Fun-seekers throughout Metro Atlanta are likely very familiar with Atlantic Station, its treasure trove of shops and restaurants, and its jam-packed year-round calendar of events. However, they may not know about where this 138-acre Midtown destination came from… or where it’s going. With a history dating back to 1901, the site where Atlantic Station now stands was once home to the Atlanta Hoop Company – manufacturer of cotton bale ties and barrel hoops. The company evolved to become the Atlantic Steel Mill, and by 1952, it employed more than 2000 Atlantans – producing fencing, nails, rivets and more. After the mill closed in the 1990’s, a new vision began to emerge for the site. The vision was for a sprawling mixed-use development unlike any other, boasting LEED certified office towers, a variety of housing and entertainment options, and a wide array of stores and restaurants – poised within a walkable neighborhood. By the time Atlantic Station debuted in 2005, it was the largest urban Brownfield redevelopment at that time and – because of its size – it was given its own zip code: 30363.

Showcasing 500,000 SF of restaurant and retail space, 2 million SF of class A office space, 3000 residential units, a boutique hotel, a gym and movie theater surrounding Central Park where a variety of signature events are hosted, this new addition to Atlanta’s Midtown landscape quickly grew in popularity. Of course, the great news is… it continues to evolve in exciting new directions. By the end of 2020, Atlantic Station will soon boast two new office buildings, a new AMLI residential complex, three new hotels, several new shops and restaurants, and a newly reimagined Central Park. The mixed-use development’s tagline “We’ve Got It All!” will never be truer.

Award-winning Atlanta custom home builder, Highlight Homes is making a little history of our own. While we have had a presence in nearby Brookhaven and Buckhead over the years, we are now proud to become a part of the Midtown Atlanta landscape, too. Just a mile away from the bustling streets of Atlantic Station, we are building a stunning luxury duplex project.  Starting at $750,000, each home will showcase more than 2600 square feet of living space to include 3 bedrooms and 3.5 bathrooms. The 2-car garage will prove quite a commodity in this area of town, although – given the high walkability factor of the neighborhood – the cars may spend a lot of time parked INSIDE the garage. Each home will also boast an unfinished basement, representing 1100 square feet of potential for future growth. Other features of these homes that beg to be mentioned include three covered porches (one for each level), mudroom off the garage, upstairs laundry for the ultimate in convenience, charming fireplace in the living room, custom cabinets with granite countertops and Jenn-Air appliances in the gourmet kitchen, hardwoods throughout and all of the surprising and distinctive touches for which Highlight Homes is so well-known. What is just as exciting as its proximity to Atlantic Station is the duplex’s convenience to I-75, I-85, the beautiful campus at Georgia Tech, and many of Atlanta’s top employers and Fortune 500 companies.

If you’d like to be added to the interest list for one of the homes in Highlight Homes’ new duplex project, please contact Melanie Pourhassan with Keller Williams First Atlanta at MelanieHP@kw.com or 404-531-5708. Highlight Spotlight: The City of Chamblee

Highlight Spotlight: The City of Chamblee

One of 10 cities in DeKalb County, the City of Chamblee was incorporated in 1908, but that’s not where its story begins. You’d never know it from the bustling epicenter that now lies between Buford Highway and Peachtree Boulevard, but the City of Chamblee was once rolling pastures dotted by thriving dairies like Irvindale Farms Dairy and Brown Dairy.

Like many towns in Georgia, the arrival of the railroad led to the transformation of the landscape in the late 19th century. Located at the junction of what is now the Norfolk Southern Railroad and the Roswell Railroad, Chamblee was a “just passing through” spot on the map for countless passengers traveling from Atlanta to Charlotte, NC on one line and textile workers travelling to and from the Roswell Manufacturing Company on the other.

In response to World War I, the landscape was transformed again when the land that once housed dairies became a military installation called Camp Gordon in 1917. Comprising two square miles, 1,200 buildings and 40,000 military personnel, Camp Gordon gave birth to a city – including retail shops, theaters, hotels and even a bowling alley to serve this new population. Once the war had ended, the installation closed only to reopen nearly two decades later as a Navy Flight Training Center during World War II. With peace at hand, the City of Chamblee gained the attention of large corporations such as Frito-Lay, Kodak and General Electric – leading to the city’s own “industrial age.”

In the years since, the City of Chamblee has also caught the eye of small business owners, builders and homebuyers alike. Conveniently poised between I-285 to the north and I-85 to the south and surrounded by affluent neighboring cities like Dunwoody and Brookhaven, it is no longer a “just passing through” spot on the map. Chamblee boasts the South’s largest collection of antiques and an extensive array of auto dealerships featuring brands like Lexus, Alfa Romeo, Mini Cooper, Audi, Porsche, Infiniti, Volkswagen and Maserati, just to name a few – earning it the name “Chamblee’s Motor Mile.” With a fitting tagline like “Community Feel, Global Appeal,” the city is every bit as distinctive and diverse as its population. Its undeniable international flair and eclectic collection of eateries has made Chamblee a go-to destination for foodies seeking a memorable and cultural dining experience. Chamblee is also home to six beautiful parks, the popular Chinatown Mall, DeKalb-Peachtree Airport and a number of community events such as the Taste of Chamblee Festival, Summer Concert Series, Antique Row Holiday Open House and more.

With a number of our homes situated in the nearby cities of Brookhaven and Dunwoody, Highlight Homes is excited to soon add the City of Chamblee to the list of Atlanta neighborhoods where we have a presence. Stay tuned for details as our next luxury new construction project takes shape! To learn more about Highlight Homes and to contact us to express an interest in a new semi-custom home in Chamblee, visit us at www.highlighthomesga.com and fill out our contact form! Brand New Year, Brand New Division

Highlight Homes Announces 2018 Launch of Commercial Division

Just as we each seek improvement from a personal perspective at the start of each new year with a laundry list of resolutions, Highlight Homes continually begs the question, “How can we make a great company even greater?” Never ones to shy away from a challenge, we took our four-year-old new home construction company and launched our luxury renovation division in 2009 and our custom home division in 2014. This year, we are excited to announce a move that takes our company in another thrilling new direction with the debut of our new commercial construction division. While there are a wide variety of commercial builders out in the marketplace, very few offer Highlight Homes’ signature dedication to creating imaginative spaces for everyday life or work. Why settle for ordinary when you COULD create an extraordinary work environment? Our innovative designs will not only aid in workflow, but also boost creativity and an overarching sense of welcome – just like our custom home division!

The best part about working with a design-build firm like Highlight Homes is that every project we undertake is a collaboration. It’s a marriage of your vision and our expertise! Even if you don’t have a “vision” per se, you have very strong ideas of what you want that space to do – whether its to motivate your employees to brainstorm new ideas, support the vibe of your company’s culture or serve as a destination your customers WANT to visit regularly. We can take those ideas and design a vision to fit, then make it a beautiful reality with your stamp of approval.

Some of the commercial structures we are certified to build include:

  • Churches
  • Educational Facilities
  • Healthcare Facilities
  • Shopping Centers
  • Retail Spaces
  • Restaurants
  • Office Buildings
  • Apartments
  • Senior Living Facilities
  • Warehouses
  • Manufacturing Facilities
  • And More!

Now that our brand-new commercial division is officially launched, we plan to place a larger focus in this area in 2018 and are certified to design and construct commercial structures of up to five stories. We welcome the opportunity to partner with your company – whether building from the ground up or creating a new environment inside an existing structure. To learn more about Highlight Homes, we invite you to visit us online at www.highlighthomesga.com or call 678-873-9234 to schedule a meeting to discuss the scope of your project.

Press Release: Highlight Homes Kicks off 2018 with Launch of New Commercial Construction Division

Press Release: Highlight Homes Kicks off 2018 with Launch of New Commercial Construction Division

Georgia Home Builder and Luxury Renovation Company Has Been Newly Certified as a Commercial Builder

Atlanta, January 19, 2018 – With a solid history of land development, residential construction and luxury renovations under his work belt, one might believe that Highlight Homes’ founder, Tony Pourhassan, has plenty of projects to keep him busy. A visionary architect and master craftsman, Pourhassan doesn’t merely reserve his creativity to the design and construction of custom homes and whole home renovations throughout Metro Atlanta. He also endeavors to drive his business in exciting new directions. Having survived the housing crash of 2008 that forced many builders across the nation to shutter their doors, Highlight Homes adapted by adding a renovation division in 2009 and a custom construction division in 2014. In 2018, Pourhassan evolves Highlight Homes further by launching a commercial construction division within his Atlanta-based company.

“It just makes sense to grow Highlight Homes in this direction,” said Pourhassan. “As a custom home builder and master renovator, I have the honor of working with many clients who either own their own companies or are on the leadership team of a local corporation. When residential projects come to a close and my clients are clearly pleased with the results, I have often received requests to expand into the commercial realm. I have had the honor of working on a number of commercial projects to date, including a veterinary office, an innovatively combined coffee house and dog wash, and more. As a small business owner, I welcome the opportunity to work with other small business owners to realize their vision of a corporate office, restaurant or retail location. After all, a commercial space should be just as warm and welcoming as a luxury home, while inspiring the people who work there to be creative, innovative and industrious.”

In November 2017, Highlight Homes was certified to design and construct commercial structures of up to five stories. With the debut of his new commercial construction division, Pourhassan and his team plan to place a larger focus on the development of commercial properties throughout 2018.

Some of the commercial structures for which Highlight Homes is certified as a design-build firm include:

  • Churches
  • Educational Facilities
  • Healthcare Facilities
  • Shopping Centers
  • Retail Spaces
  • Restaurants
  • Office Buildings
  • Apartments
  • Senior Living Facilities
  • Warehouses
  • Manufacturing Facilities
  • And More!

Highlight Homes Combines its Talents for One EPIC House

Highlight Homes Combines its Talents for One EPIC House

1463 Hearst Drive in Brookhaven - HLH - August 2017The team at Highlight Homes is particularly excited about our newest venture in the City of Brookhaven.  We’ve begun construction on a home that involves a marriage of our very best architectural, engineering, renovation and new construction talents. Rather than involve a complete tear-down of an existing home in order to gain access to a superlative home site in one of Atlanta’s most sought-after neighborhoods, we found a hidden gem in a standing property. Providing an excellent structure to build upon, the ranch-style home at 1463 Hearst Drive, has been stripped to its studs on the existing first floor. This will now serve as the main level, which will eventually boast an open floorplan with jaw-dropping gourmet kitchen, expansive family room that opens to the dining space, bonus room (which could serve as a stunning sunroom), half bath and highly desirable master suite-on-main. Upon that base, we will build UP by incorporating a second-floor addition. This level will showcase a SECOND master bedroom with walk-in closet and in-suite bathroom, two more bedrooms and bathrooms, plus a flexible space which could serve as a playroom or media space. For even more room to spread out, the home will also feature a finished basement and huge covered deck with fireplace – ideal for entertaining. Initially offered at $1,050,000, this home will definitely be one to watch!

Poised between the sparkling waters of Silver Lake and Peachtree Golf Club, the home will offer close proximity to upscale shopping and dining at the positively chic Town Brookhaven ‘live, work, play’ district. It is also convenient to Peachtree Road for an easy commute into Downtown Atlanta. School age children living here will have an opportunity to attend Montgomery Elementary (which scores a 10 out of 10 from GreatSchools for test scores!), as well as Chamblee Middle and Chamblee Charter High Schools. A number of excellent private schools are also located nearby, including The Marist School, Pace Academy, The Lovett School, St. Pius X. Catholic High School and more. Best of all, it’s located just down the street from another distinctive house, expertly crafted by Highlight Homes.

Building a Digital Dream Book

Building a Digital Dream Book

Dream book shutterstock_327497225 (sm)Over the course of the last few years, Highlight Homes has recommended to our renovation and custom home clients that they build a “dream book” to share with us. In addition to paint swatches and lists of elements they hope to incorporate into their design – such as a window seat with storage, butler’s pantry just off the formal dining room or upstairs laundry room they’ve always wanted – we often suggest that they clip photos out of magazines to give us the best idea of the look and feel they hope to achieve. These dream books serve as a tangible “go to” resource that we can look to throughout all stages of design and construction. However, given the fact that it is now 2016 and the digital age is in full swing, we’d like to add a wrinkle to the dog-eared Dream Book binder of yesteryear in favor of a more modern approach… the Digital Dream Book.

Step 1… Pop Open Pinterest: If you don’t already have one, open a Pinterest account. Depending on the size of your project, you can either build a board filled with images or several boards dedicated to various rooms of the home, as well as the exterior.  Once you’ve opened your account and created your boards, it’s time to start building!

Step 2… Become a Shutterbug: Inspiration can come from some of the most unusual places. Use your smartphone to snap photos of elements that speak to you at friends’ houses, but also look at the architecture of commercial locations, at your natural surroundings, everywhere! Upload photos to Pinterest and be sure to add comments with regard to WHY that image spoke to you.

Step 3… Explore the Digital Landscape: Architectural and interior design magazine websites are terrific places to look for images that speak to you. Don’t overlook appliance, paint and flooring manufacturers.

Again, inspiration can come from the most unusual places, so don’t rule anything out as you look for those images that will help convey what you hold in your imagination. Pin the pictures that hold special meaning and be sure to add comments with regard to WHY that image spoke to you.

Step 4… Share Your Boards with Highlight Homes: Once you’re satisfied with the sense of home you’re trying to convey, share the link to your board/boards with the team at Highlight Homes. We can use it to develop a more accurate quote and design so that your reality will actually exceed your dream (book).
