From Cramped to Cozy: Five Ways to Make a Small Space Seem Larger

We all have that one room (or two or three…) that feels smaller than it really is or actually IS a tighter space, but still must serve a purpose to fit your family’s needs.  To that end, Highlight Homes has compiled the following list of Five Ways to Make a Small Space Seem Larger:

  1. Lighten Up: The use of light colors and natural light creates an optical illusion that makes a small room seem larger. Pale neutrals and stark whites in your furniture, accent pieces and wall paint selections will lend a hand in transforming a room from cramped to cozy. The use of sheer curtains or no window coverings to let the natural light into the room will also help to add to the impression of a “roomier” room.  If the room has no windows, consider incorporating recessed lighting to mimic the look of natural light and brighten up the space.
  2. Combat Clutter: Some homeowners must fight the desire to “overdesign” a living space. Too much clutter can make even the largest room in the house seem small. When dealing with a diminutive  domain, keep the décor as simple as possible.  Use wise organizational options – such as a coffee table with lots of drawers or a storage ottoman, along with minimal yet impactful décor – such as an incredible piece of artwork on the wall, throw pillows on the sofa, and complementary floor rug that pulls the whole room together. Avoid the urge to add too much in the way of accessories.
  3. Smoke and Mirrors: One of the most popular ways to make a small space seem larger is through the use of an exceedingly well-placed mirror. Light will bounce off the mirror and add to the appearance of depth in the room, particularly when placed opposite from a window. At night, make certain a lamp is angled toward the mirror to replace the loss of natural light.
  4. Minimize to Maximize: While overstuffed seating most definitely lends itself to the cozy factor, large furniture can seem oddly out of place and make a small room seem much smaller. Plot your furniture selection and placement carefully to complement the space. A sleek set of slipper chairs set around a side table in front of a wall of bookcases can transform a rarely used space into a beloved “book nook”.
  5. Seek Professional Help: A cramped kitchen or bathroom space could benefit greatly from a new floorplan that incorporates a wall or two being knocked out. But before you go and grab a sledgehammer – you may want to call in professional help. An excellent contractor with a focus on structural engineering is worth his or her weight in gold! They can tell which walls are load bearing, and can move electrical wires and plumbing, if necessary.

The talented design-build team at Highlight Homes welcomes the opportunity to help you take that small space from puny to palatial. Contact us today to schedule your no-obligation consultation. House Hunting Becomes More of a Treasure Hunt in Atlanta

House hunting in Atlanta has become a veritable treasure hunt over the course of recent months.
House hunting in Atlanta has become a veritable treasure hunt over the course of recent months.

With all of this talk of rising interest rates, low housing inventories and climbing home prices, prospective home buyers have gotten themselves whipped up into a feeding frenzy – desperate to find a decent home at a decent price before interest rates are through the roof. On the other side of the coin, volume homebuilders who have been careful about production leading out of the recent housing market crash now see their inventories shrinking at a pace that is difficult – if not downright impossible – to keep up with. So what’s a home buyer to do when what used to be the simple task of house hunting suddenly becomes a downright treasure hunt?  We’ve compiled a list of three fairly palatable options:

1) Draw a Treasure Map

Home buyers today must do their homework in order to find a builder or builders they trust, who build houses that fit their family’s individual tastes and design needs. Next, they should figure out which areas of the city work best for them with regard to school district, commute to work, proximity to family members, etc… Third, they should map out those areas and see if the builders they prefer are currently building there – within a price point they can comfortably afford. The laws of supply and demand dictate that they may need to snap up a home site quickly in order to get in the ideal neighborhood built by their preferred builder.  If they are fortunate enough to find a “hidden gem” – a newly completed ready-to-move-in home by their builder at a palatable price point – they should consider themselves lucky.

2) Make Your Own Destiny

A growing trend in Atlanta homebuilding is the sudden infill development boom that’s taking place in some of the city’s most sought after neighborhoods such as Buckhead, Chastain, Sandy Springs, Brookhaven, High Point, and more. Highlight Homes is thrilled to be building our first new construction home in 6 years as a result of this latest movement within our industry. Located in the highly desirable Brittany subdivision in the heart of Buckhead, our semi-custom 5 BD, 4.5 BA home is in the beginning stages of construction – an excellent time for a potential home buyer to come on board and customize the design details to their specifications. Highlight Homes has 3 to 5 more of these projects in the works over the next six months.

3) There’s Gold in Them Thar Hills

Sometimes the best answer is simply to stay put. There are plenty of currently owned homes out there that have awesome potential, just waiting to be realized. Treasure abounds right there at home, and a skilled remodeling company can sense it right away. Homeowners who are on the fence about moving may want to consult with a respected design-build team like Highlight Homes to learn what their options might be. The blueprints their designer comes back with may just be beyond the homeowner’s imagining – transforming their house into a home they can fall in love with all over again, without the need to call a moving company.

Shades & Highlights: Things We Like July 2013

Highlight Homes is currently building in the Buckhead/Brookhaven area of Atlanta
Highlight Homes is currently building in the Buckhead/Brookhaven area of Atlanta

This summer has brought much to be thankful for to Atlanta custom construction and renovating company – Highlight Homes – with even more promise just on the horizon. In every installment of Shades & Highlights, we often credit our inspiration to people, companies and products related to our industry. However, this month we take a look outside to the climate – both weather-related and economic, and to one of Atlanta’s most iconic neighborhoods. We also pay homage to the fine art of designing and building a home from the ground up.

Sunshine: The 30-year average for rain fall in Atlanta during the month of June is less than 4 inches. This year, Atlantans saw more than 9.5 inches fall during June alone – spoiling countless pool days, parades, and picnics. Until just recently, July hasn’t proven much better. Highlight Homes would like to say “Thank You” to our clients for understanding that we have no control over the weather. One of the benefits of working closely with a company like ours is that when Mother Nature has other plans on the days when we are scheduled to be working outdoors, we can adjust our construction schedule to tackle indoor renovation projects until the sun shines once more.

Low Interest Rates: We love the fact that interest rates have been at historically low levels for some time now. Not only are they favorable for buyers of our custom construction homes, low interest rates also benefit our clients who finance their home renovation projects.  Rumor has it that as the housing industry continues to recover and home prices begin to rise, interest rates will follow suit. Now may be the best time to lock in a low interest rate and tackle that home improvement project you’ve been considering.

Custom Homebuilding: After six long years away from one of our favorite segments of the business, Highlight Homes is delighted to be building again. While we have truly enjoyed focusing on the renovation side of our company – and will continue to do so – nothing beats the feeling of designing a home and building it from the ground up. We so enjoy working closely with our homebuyers to add those unique touches that make it all their own. We have several more custom home construction projects lined up over the coming months – so stay tuned to our Pinterest and Facebook pages for photos and updates!

Buckhead Area of Atlanta: As one of the city’s most iconic neighborhoods, Buckhead is a major draw for discerning homebuyers.  It’s proximity to Downtown Atlanta provides ease of commute, as well as convenience to some of the city’s finest shopping and dining establishments. A blend of both old and new money, Buckhead encompasses tree-lined streets that are graced with historic manors, sprawling Tudor estates, and charming bungalows.  The site that many Atlanta fashion trends stem from, Buckhead is also home to a growing housing trend – tear it down and rebuild. Highlight Homes’ latest project involves the tear-down of an outdated ranch home, which will soon be replaced with a sprawling 5 bedroom, 4.5 bathroom, 3-car garage estate – complete with gourmet kitchen, Master-on-Main, coffered ceilings, covered porches, brick-and-stone exterior, and so much more!

Whether desiring the custom construction of the home of your dreams or wishing to transform your home to a dream home through a thoughtfully designed and expertly executed home renovation, the talented design-build team at Highlight Homes welcomes your call!  We can be reached by phone at 678-873-9234, by e-mail at info@highlighthomesga.com, or by filling out our convenient online contact form. Celebrate Christmas in July with a Home Renovation

In celebration of “Christmas in July,” Highlight Homes invites you to FINALLY tackle that home renovation of which you’ve been dreaming. By the time it’s complete, you’ll be ready to invite family and friends over to celebrate the ACTUAL holidays in style. Consider it an early Hanukah or Christmas gift for your whole family! Here are just a few renovations that could be fully enjoyed by a house full of guests in November and December 2013:

Kitchen Renovation

The kitchen during the holidays is the one room in the house that is often best put to use. In addition to being command central for meal preparation, it is also a gathering place where friends and family members share (and make) memories. Don’t accept the fact that your kitchen is outdated or cramped – you’ll be amazed by the transformation that could take place right under your own roof with regard to style and space. Highlight Homes specializes in structural engineering and we aren’t afraid to swing a sledgehammer to knock out that wall that takes your galley kitchen to an entirely new dimension with plenty of room for everyone!

Oak Point Bathroom RenovationGuest Bath Renovation

Take a moment and spend some time in your guest bathroom. What is the impression you derive from that room. Is it a place you just can’t wait to run from or is it welcoming and relaxing. If you answered with the latter, you’re all set – but if your answer was someplace between the latter and making a run for it, you may want to talk with one of our designers about options. Highlight Homes can turn even the ugliest bathroom into a spa-like experience. The only drawback – your houseguests may never want to leave.

Media Room

When you have a house full of guests – particularly those that range in age from toddlers and teens on up to adults – you may want to have a number of options for people to go and feel entertained. Convert a rarely used room, loft or basement into a sprawling entertainment zone for movie watching parties, sports viewing, and video game tournaments. Highlight Homes can help you design and build the ideal space to fit your family’s needs and unique personality.

Outdoor HearthOutdoor Fireplace

Living in Georgia means that – even in the month of December – we sometimes have those wonderfully mild evenings, perfect for gathering around a fire under the stars. This is a particularly popular option for homeowners who don’t own a sprawling estate and wish to have guests feel comfortable both indoors and out.  We can help you create a very special exterior living space – complete with seating and landscaping – where guests can gather and spin tales while young ones roast marshmallows for s ‘mores.

Room Addition

You may have learned from previous holidays that your home is a little limited with regard to space. If you don’t have a basement to finish, a room addition may be a viable option. Our design/build team is happy to listen to your needs and challenges before developing a plan to grow your living space in a way that you’ll never know how you lived without it. From a stunning sunroom filled with windows for star-gazing to a spacious formal dining room that opens to a deck overlooking the backyard, Highlight Homes can help you find the ideal space solution.

Are you as excited as we are to bring these exciting changes to your home?  We hope so!  But… HURRY!  Our availability calendar is filling up quickly and we want to be able to accommodate your renovation needs before the holidays are upon us.  To schedule a no-obligation consultation, call us at 678-873-9234, e-mail us at info@highlighthomesga.com, or fill out our helpful online contact form TODAY! We can’t wait to hear what you and your family are cooking up for the holidays.

Imagine Celebrating National Ice Cream Month in a Highlight Homes’ Kitchen

They don’t call it the “heart of the home” for nothing!  A kitchen is often family command central – where lunchboxes are packed and the day’s stories unfold. Not only are meals prepared, but laughter is shared regularly in this popular family living space. A kitchen may serve as an impromptu dance floor during a neighborhood gathering, homework headquarters throughout the school year, and center stage for the aspiring chef. Modern kitchens often feature an island – which acts as a breakfast counter and prep station rolled into one. Imagine making a masterpiece of an ice cream sundae amongst the beauty of granite countertops, hardwood floors, cherry cabinets and artistically inspired lighting – the ideal backdrop for making memories. Throughout the month of July – also known as National Ice Cream Month – we invite you to dream of making countless ice cream creations with the ones you love in a setting you and the Highlight Homes’ design team craft together.

You may select something based in natural elements, such as stone and timber set against warm earthy tones – like a traditional banana split. Or perhaps you’d like to opt for something clean and crisp, like a pure white-on-white countertop and cabinet combination with stainless steel appliances and fixtures – like a classic scoop of french vanilla with chocolate sprinkles. There’s always the possibility that you have something completely different in mind – something we haven’t dreamed up yet. That’s when the real fun begins – just like building a completely original ice cream sundae of your own creation.

Oak Point Kitchen Renovation - HLH 2013While it’s unlikely that we’ll be able to transform your current kitchen in time to celebrate National Ice Cream Month this year, you can begin dreaming of what it will look like when you celebrate this auspicious occasion NEXT year. And to add to your inspiration – much like the proverbial “cherry on top” – for all renovation contracts* signed during the month of July, the homeowners will receive a $500 gift card to Lowes, Home Depot or Bed, Bath & Beyond to help them decorate their new Highlight Homes’ kitchen!

Earlier this month, Highlight Homes submitted a kitchen renovation for consideration for a 2013 OBIE Award from the Sales & Marketing Council of the Greater Atlanta Home Builders Association. Having won a Gold OBIE for a previous kitchen renovation in 2011 and a slew of OBIEs over the years for a number of development and residential construction projects, we look ahead to the November awards ceremony with great anticipation. At the same time, we’d like to take a look back at the companies who played a role in what was likely one of our favorite renovations to date. We’re big fans of teamwork and know that the success of this renovation is thanks – in part – to them. Win or lose come November, we’ve already won in our eyes. The homeowner couldn’t be happier with their new kitchen – and for Highlight Homes, that’s what it’s all about!

True Source Cabinets: This Atlanta-based wholesaler provides a wide variety of cabinets from budget and upscale manufacturers, such as Omega –  the #1 rated custom manufacturer by Consumer Reports, Kemper – which was recently featured in the Street of Dreams Luxury Home Show, KraftMaid – the country’s largest manufacturer which has often been featured on Extreme Home Makeover, and more. The proper selection of cabinets is an integral part of any Highlight Homes’ kitchen or bath renovation.

Mega Granite: As the leading fabricator of natural stone, quartz and solid surface countertops in the Southeast, Mega Granite provides a wonderful showcase-worthy finish to any kitchen renovation. Highlight Homes not only enjoys working with the Mega team because they are Atlanta-based like we are, but because their stunning countertops are often the crowning touch to our kitchen and bathroom renovations. We also love the fact that many of their products are sourced from natural stone.

Bob Bailey’s: The home appliance experts at Bob Bailey’s are wonderful to work with and extremely knowledgeable about everything from stovetops and ovens to dishwashers and refrigerators. Bob Bailey represents such well-known and highly respected manufacturers as Viking, Jenn-Air, Maytag, Electrolux, GE, Sub-Zero, KitchenAid, and more at discounted prices. We really love that this Stone Mountain-based business is family owned-and-operated – just like us!

ProBuild: The guts to our glory, ProBuild is the nation’s largest supplier of building materials for the home building, commercial construction, and renovation industries. Their ProEarth initiative promotes sustainable building practices – of which Highlight Homes is a major supporter.

Lansing Building Products: As part of our OBIE Award-nominated kitchen renovation, we added a room to open up the space. Lansing is a supplier of exterior building materials to professional contractors. They are literally the icing on the cake.

AVI Marvin: One of our favorite elements of this particular kitchen renovation was the incorporation of a gorgeous wall of windows to let in the light and overlook the homeowner’s lovely backyard (which is now home to a breathtaking outdoor hearth and bricked in seating area designed and crafted by yours truly). AVI Marvin is a highly respected supplier of windows, doors, specialty hardware, millwork and more. Their windows and doors look fabulous in this kitchen!

Color Your World

When undertaking a home renovation – whether working within a small space like a guest bathroom or pursuing a revamp of a sprawling living space such as a great room – the use of color should be a major part of your overall decor. When utilized properly, color can help weave a story and set a mood. According to the experts at True Value® Paint, there is an undeniable psychology to the use of color – as widely varying as the shades of a rainbow. Color can be representative of one’s personality while conveying a feeling to each person who enters the room.

If you’re considering an upcoming renovation, think about how you would like the remodeled space to make you feel – relaxed or excited, happy or tranquil, calm or energized. In addition to the renovation itself, color can help you accomplish all of those feelings and more:

Black: A terrific accent color, black conveys an air of sophistication and elegance. Those who like black are thought to be ambitious and stylish.

White: Representative of youth and purity, white gives the impression of a cozy yet clean space. People who like white are believed to be methodical and dutiful.

Green: The color of nature, green is believed to bring “life” to a room. Depending on the shade, it can be calming or energizing. People who like green are thought to be balanced and traditional.

Red: A color that universally means love and power, red can bring excitement and energy to a room. People who like read are believed to be passionate and daring.

Blue: Symbolic of the skies above, blue is calming and cool. People who like blue are thought to be loyal, friendly and trustworthy.

Purple: A color often associated with royalty and wealth, purple stimulates the imagination. People who like purple are creative and romantic by nature.

Yellow: The color of the sun, yellow is inspirational. People who like yellow are believed to be happy and optimistic.

Brown: Often associated with the Earth, brown evokes a sense of security and contentment. People who like brown appreciate simplicity and comfort.

Gray: Classic and elegant, gray works well with warmer colors. Those who are drawn to gray are believed to be intelligent and disciplined.

Pink: Soft as a baby’s bottom, those who like pink are thought to be innocent and romantic.

Orange: The color of a ripe piece of fruit, orange is warm and enthusiastic. People who are drawn to orange are often friendly and full-of-life.

Show the Love During National Home Ownership Month

The arrival of June means it’s time once again for National Home Ownership Month. Intended to honor the place of home ownership in the American Dream, it’s the ideal time for first time home buyers to achieve their part in that dream.  It’s also the perfect occasion for home owners all across the country to “show the love” to the place that serves as shelter to their families and house to their treasured memories.

A couple of excellent ways for home owners to express their appreciation for their home is to take care of some much-needed home maintenance issues in order to ensure its well-being for years to come and to pursue a home renovation to update or restore its beauty and functionality.  The craftsman and designers at Highlight Homes can help you with either (or BOTH) of these quests.  Here are just a few examples of ways Highlight Homes can assist you in “showing the love.”

“Show the Love” Home Maintenance:

  • The replacement of drafty doors and windows with energy efficient models can not only affect the family’s comfort levels, but also wind up saving the home owner money over time.
  • A fresh coat of paint can help restore the beauty of your home, but also protect the home’s trim and siding.
  • The repair of wood rot all around the exterior of the home can ultimately protect the home’s interior.

Five Outdoor Remodeling Projects With Personality

Image Credit: Sarina Roth/Never the Rock Photography
Image Credit: Sarina Roth/Never the Rock Photography

Long gone are the days of generic renovation projects that exist merely to serve a function. Modern homeowners crave opportunities to let their personalities shine through their living spaces as brightly as the summer sun. One way to do that rather cost-effectively is through interior design, such as artwork that really speaks to the heart of who you are, collectibles that carry some inner meaning for your family, throw pillows and accent furniture in your favorite colors to brighten a room, décor that hints at one of your favorite places (e.g. subtle nautical theme = beach), etc. Another way to really bring your personality out is to take it OUTSIDE with an outdoor living space renovation.  More and more savvy homeowners are extending their living spaces outdoors, so this is quickly becoming a popular segment for renovation companies like Highlight Homes.  Your family’s collective personality can serve as the impetus behind the renovation, helping you determine a theme for your backyard living space that can be enjoyed for years to come:

For the “Chef-at-Heart”: Custom-Designed Outdoor Kitchen – hosts and hostesses who love to show off their culinary skills will delight in a space that’s well-suited for entertaining while grilling, sautéing, slicing, dicing and schmoozing. From a built-in stainless steel grill with stacked stone surround and granite-topped workspaces to a Mediterranean-inspired wood burning pizza oven enveloped by a pergola draped with climbing vines and a mosaic tile-topped bar for your “cooking show” audience, this space can be anything we decide to cook up together.

For the “Soulful Storyteller”: Outdoor Hearth With Deep Seating – there are those homeowners who like to hold court when they have guests (you know who you are). They may be excellent storytellers who enrapture their audience with tales from their youth or regular stand-up comedians who leave their spectators doubled over from all of the belly laughs. A showplace hearth surrounded by cozy deep seating sets the stage beautifully for countless nights spent spinning yarns.

For the “Playful Spirit”: Resort-Inspired Pool Deck – Who wouldn’t love to stay on a permanent vacation? With a custom designed pool deck and outdoor pool, you can evoke the sense of a resort right in your backyard! You can determine whether you’d like to keep it sporty with a classic lap pool, fun with unusual shapes and special features such as a dive board and/or slide, or luxurious with a slate deck and waterfall feature. No matter which theme you opt to pursue, you’ll be shocked to learn how many friends you have once you put in a pool.

For the “Peaceful Soul”: Tranquil Oasis with Water Feature – Some homeowners opt for a space that’s all their own – an escape from the world of texts, e-mails, phone calls, bills and rush hour traffic. A beautifully designed and realized oasis with water feature could become your favorite “room” of the house. Some well-placed shade trees and a koi pond with benches at the water’s edge or a tropical paradise filled with palm trees, a hammock and a gentle waterfall are just a couple of ways to pursue your open-air haven from the rat race beyond your high wooden privacy fence.

For the “Natural Nurturer”: The Garden of Your Dreams – For those homeowners who feel at one with the Earth when they’ve got their hands in the dirt, a backyard is simply a blank canvas for the garden of your dreams. From a traditional English Garden to a whimsical wildflower wonderland, you can fill your outdoor living space with your favorite annuals and perennials, as well as a well-placed garden bench, a pathway lined with stepping stones, a fountain at the heart of the garden, a charming potting shed… anything your heart desires.

The visionary design-build team at Highlight Homes welcomes the opportunity to help you bring your personality OUT with an outdoor living space renovation. Shades and Highlights: Things We Like May 2013

As custom home builders and master renovators, the Highlight Homes design-build team can rarely look at a room without imagining ways to make it better. Not everyone is graced with that same eye for design (or background in structural engineering), so it helps to have resources to which one can turn for inspiration when the winds of change begin blowing. We, too, look to outside sources for new ideas and flashes of brilliance from time-to-time. This month, we are pleased to shine the spotlight on a handful of people, places and websites that motivate us to do beautiful things.

  • Remodelista We often recommend to clients that they begin building a “Dream Book” that will help illustrate what they are looking for in their dream home. Their book can be filled with images from magazines, catalogues, websites, photos of other peoples’ homes, and sketches. Remodelista is a stylish sourcebook that is filled to the brim with inspirational interior designs and remarkable renovation projects. It’s a snap to fill the pages of your own “Dream Book” with images borrowed from this terrific website. It’s no wonder they boast a reported 2.8 million monthly page views, 326,636 Pinterest fans, 20,000+ Twitter followers, and 16,000+ Facebook fans. The site’s first book, Remodelista: A Manual for the Considered Home, is slated to hit bookstores in October 2013
  • Gardenista A sister site to Remodelista, Gardenista offers up a veritable GARDEN OF IDEAS that fans can incorporate in their own homes. Whether you have a sprawling backyard or a small stoop that extends from your apartment window, this site has something for you. Feel free to add images from Gardenista to your “Dream Book,” as well. Outdoor living spaces are all the rage.
  • Never the Rock Photography Sarina Roth, owner of Never the Rock Photography, is someone Highlight Homes looks to regularly to capture our home renovations. Her work is sublime and has graced the pages of a number of magazines. For motivated sellers who wish to place incredible photos of their home in the blog-o-sphere or families who love their home so much, they wish for it to play a starring role in their family portraits – we highly recommend you reach out to Sarina at Never the Rock.
  • Pottery Barn Outlet We have long been fans of Pottery Barn and often suggest their catalog as a potential source for “Dream Book” photos. Treasure hunters who love the thrill of the hunt will be pleased to learn that there is one Pottery Barn Outlet in Georgia. It is located at the North Georgia Premium Outlets in Dawsonville. For those shoppers who prefer to shop the latest looks straight out of the catalogue’s pages, there are Pottery Barn store locations at Lenox Square, Northpoint Mall, Avenues at East Cobb, Forum on Peachtree Parkway, and Mall of Georgia.
